New homes to replace planned commercial buildings
William Davis Homes is preparing plans to replace the two commercial buildings which were previously proposed for the Roman Way frontage of Copcut Rise with an additional circa 35 homes and landscaped open space. 30% of these will be First Homes – a type of affordable housing that is available to buy and own at a significant discount.
The proposals will not impact the delivery of the local centre which includes a Sainsbury’s Local and Costa Coffee and is currently underway.
Delivering a new community building in Copcut Rise
The revised plans to replace the commercial buildings fronting Roman Way with new homes, alongside a previously submitted planning application for homes in the vacant compound in the centre of the Copcut Rise, will together generate a legally-binding financial package to enable the delivery of a new community building on Centenary Way in the heart the neighbourhood. A planning application for this single-storey community building is also being prepared to be submitted at the same time, and we would welcome feedback from local residents as to the potential uses they envisage for this space.
Background
The original planning permissions for the Copcut Rise neighbourhood included the provision of Copcut Business Park consisting of two large commercial units fronting Roman Way, alongside the planned Sainsburys and Costa. The plans for these buildings was not popular with residents, with the planning application for the commercial aspects of the development receiving a high volume of objections. In addition, changing market conditions have meant that there has been no interest in the planned commercial buildings from potential occupiers.
The revised proposal to replace the contentious commercial buildings with new homes will provide a development that sits more comfortably in the landscape, which is residential in nature. It will also eliminate any potential noise or safety impacts of commercial movements in a predominantly residential area. It will also enable the delivery of a much-needed community building for Copcut Rise residents.
